You really can't, they both have a huge amount of front and backend functionality, they will have taken months to design and code.

A Custom Theme. If you don't create them, you can find tons of good developers that are available. There are some good parent themes out there but customize it and make sure you can update the code as time goes.

You are going to have a hard time directing developers on what to do as you seemingly don't know how an affiliate site should work. Best theme out there is Pokatheme. You can customize it. Great starter

Yes, dinomatic Akurai theme looks good but you can't change the deposit methods dollar sign picture to a picture with the actual deposit method logo and you can't change the casino games picture also and you cannot add more items etc but overall its a good starter.

The best theme would be what suits you best. A soccer mom with 4 kids will not need a double door Ferrari 488, no matter how highly ranked it is, as it will not meet her needs.

Depending on what your website is about, how often you will upload content, the nature of your content, the length of your content, and the structure and visuals of your content, things will vary.

Getting a look-a-like with no functionality will NOT be a problem if you are planning to have like a review or 2 a week. It will take more time, but time you have. Things that the theme cannot change from the backend can be customized directly in the core files if you have coding experience and know where to look.

Appearance "beauty" is a subjective topic, as everyone has different taste. Even your visitors may find what you offer unsuitable, despite the fact you are presenting to them a product that you paid 50k$ for.

The problems with that theme you've mentioned can be implemented by a dev for probably less than a few hundred bucks. Overall without knowing your needs, it's hard to recommend anything as you might end up overpaying for something you will never even use (or take advantage of).
